University Tower - Real Estate Due Diligence

University Towers, Durham County, NC

EI has been contracted by a regional commercial real estate investor to perform both environmental and engineering due diligence assessments at numerous properties in the Carolinas and Virginia. None of the properties, however, are a recognizable as the University Towers building in Durham County, NC. The 18-story office building provides 181,000 square feet of rentable office space. A concrete parking deck has been constructed on the property. Although the property is well know and very attractive, the investor group was particularly interested in the condition of some of the major building elements, such as the roofing system, the exterior glass panels, and the parking garage. EI dispatch two of their senior engineers to investigate and complete the Property Condition Assessment for this property. Access to the roof allowed a thorough visual inspection. The opportunity to review construction drawings and other investigative reports facilitated a thorough assessment of the building. The environmental due diligence was completed by one of EI's environmental professionals. Both reports were exhaustive and met the needs of the investor and satisfied the lender.
